Meeting of May 15, 2001

The meeting was called to order by the president, Art Alaniz, at 8:30 pm at the home of Art Alaniz’s Unit # 140. There were 9 voting members present out of 16 members with voting rights. Eight members were identified to have their voting rights suspended due to being in arrears with the association dues.

Business was discussed as Follows (See attached agenda):

  1. Approval of the Minutes. One copy of the minutes from May 24, 2000 was passed around for members to read, approve and sign. This was done. See attached.

  1. Nomination of Officers. The following people were nominated and elected for the next 12 months – May 2001 to May 2002.
    1. President – Art Alaniz
    2. Vice President – Sam Galvan
    3. Treasurer – Dean Jones
    4. Secretary – Norma Roper

  1. Treasurer’s Report.
    1. Phyllis Hendrix

i. Presented the estimated monthly income and expenses for 2001

ii. Total balance currently in the association account prior to this meeting.

1. $10,663.46

2. During meeting, additional fees for dues and external insurance were collected.

  1. Old Business
    1. Art Alaniz requested that we prioritize the old business so that something does get addressed this year.

i. Pool Lighting – Table

ii. Units in Poor Repair – Table

iii. Yard – Dolores DeLaMora was acknowledged for handling the yard contract and saving the association approximately $500.00 per month during the last year.

iv. Baby Pool – Lauri Strauss and Sherry Jones agreed to form a committee to investigate options for the baby pool. They will report their findings at the next meeting.

v. Sprinkler System. Dolores DeLaMora has arranged for Rio Sprinkler Systems to evaluate and repair our sprinkler system. They charge approximately $30.00 per hour. They did not know how many hours it would take to repair the sprinkler system.

vi. Pool Fence. The Fence has been repaired but the gate/lock has not been repaired.

  1. New Business
    1. Exterior Townhome Insurance. Several members expressed concern regarding the inadequate coverage provided by the current insurance company or the current cost vs. coverage. Sam Galvan agreed to follow-up with other options and present this at the next meeting.
    2. Property Management Bid. Phyllis Hendrix obtained a bid from a local management company. Their fees are as follows:

i. $25.00/unit per month

ii. $20.00/unit (a one time fee for set up, etc.)

iii. Voting to accept this management company for a 12-month contract starting July 1 was 8 yeas; 3 nays.

    1. Increase of association dues. 10 yea; 2 nay for an increase in dues to $88.00/month
    2. Termites. Sherry Jones states that there are termites coming from unit #142 and possibly a tree near her unit — #141. Norma Beardwood shared that Unit #161 probably has termites because she has a wall that she shares with that unit that has termites. Sherry Jones was given permission to take correct action and the association will cover the cost and bill the units.
    3. Next Meeting. The next meeting was scheduled for Tuesday, June 26, 2001 at 7:30 at Art Alaniz’s unit.
