Minutes

January 23, 2008

The President Dale Kasofsky called the meeting to order at 7:15 P.M. In attendance were board members Dale Kasofsky and Ernesto Sepulveda. Also attending was property manager Ted Miller Jr. A quorum was present and the meeting commenced.

The minutes of the meeting held on November 12, 2007 were reviewed and approved by acclimation.

The financial reports for January thru December 2007 were presented and reviewed. Upon motion and unanimous vote they were approved as presented. The collections report was reviewed with no action taken.

Mr. Miller then discussed with the Board the need for a new Attorney as Mr. Henrichson was no longer able to be the Association Attorney. Upon much discussion, credential review and unanimous vote it was agreed to retain the services of Miguel D. Wise to serve as Attorney for the association and the president was authorized to sign an engagement letter.

The proposed 2008 Budget was reviewed, and after discussion it was unanimously agreed to amend the proposed budget by increasing line item # 6320 Landscaping by $2,200.00 and to recommend the amended budget to the membership at the Annual Meeting.

The proposed Annual Meeting Agenda was reviewed and after unanimous vote it will be used at the Annual Meeting.

The Board then discussed and after unanimous vote agreed to set the Annual Meeting to be held at the home of Dale Kasofsky on February 05, 2008 at 7:00 PM.

The Board briefly discussed landscaping and maintenance items with no action taken.

The Board then upon motion, second and unanimous approval directed the Property Manager to turn the financial records over to Richard Moore & Co. for tax preparation.

There being no further business to discuss, upon unanimous vote the meeting was adjourned at 7:55 P.M.
