Minutes

March 22, 2004

The President George Roper called the meeting to order at 6:30 P.M. In attendance were board members George Roper, Dean Jones and Robert Beattie. Also attending was property manager Ted Miller Jr. A quorum was present and the meeting commenced.

The minutes of the meeting held on February 11 were reviewed and approved by acclimation.

The financial reports for January and February 2004 were presented and reviewed. Upon motion, second and unanimous vote they were approved as presented.

The board then reviewed the delinquent accounts. After mush deliberation it was decided to continue with the foreclosure the liens on units # 163 and # 142

The board then discussed the issue that the homeowner of Unit # 170 had been non responsive in presenting any evidence to show that her water damage was caused by any actions or inactions of the homeowners association. They requested the property manager contact the attorney and determine what further action needs to be taken.

A discussion was undertaken concerning a letter presented by the homeowners of Units 173 and 174. Mr. Miller was requested to write the owner of unit # 173 a letter informing him that he would be allowed to remove the pea gravel coating from the common sidewalk that serves units 173 and 174 and install a tile product, samples of which would need to be approved prior to installation by the Board. Mr. Miller was requested to write the owner of unit # 174 a letter informing him that he would be allowed to remove the pea gravel coating from the common sidewalk that serves units 173 and 174 and install a tile product, samples of which would need to be approved prior to installation by the Board. Additionally the letter would include approval for removing the non-functioning gas light and approval for repainting the exterior of the townhouse to match units # 171, 172, and 173. The letter is to also request samples of the brick to be used in the proposed brick fence as well as drawings or plans showing construction details, fence placement and height, as well as elevations or sketches showing what the completed fence will look like.

A discussion was undertaken concerning the tenants of Unit 180. It is readily apparent that this unit is being occupied by persons other than a single family as required by the subdivision documents. The Board directed the property manager to have the attorney write the owner a letter informing him that this is not allowed and to remedy the situation.

There being no further business to discuss, upon unanimous vote the meeting was adjourned at 7:00 P.M.
