The President Ernesto Sepulveda called the meeting to order at 7:00 P.M. In attendance were board members George Roper and Dale Kasofsky. Also attending was property manager Ted Miller Jr. and attorney Gary Henrichson. A quorum was present and the meeting commenced.
Mr. Henrichson gave the board a new member orientation presentation and answered many questions concerning board members duties, obligations and rights. Additionally fees and collection procedures were thoroughly discussed.
The minutes of the meeting held on March 01, 2005 were reviewed and approved by acclimation.
The financial reports for January thru August 2005 were presented and reviewed. Upon motion, second and unanimous vote they were approved as presented. The collections report was reviewed with no action taken.
Several landscaping, maintenance and lighting issues were then discussed. Mr. Miller reported that monies had accrued for landscaping and that he would like to begin planting grass in bare spots and look into alternative ground cover in areas that were difficult to grow grass. After much discussion it was decided to see if a Landscape company would be willing to advise the board concerning appropriate replacement plantings for those areas that were lacking shrubbery or where the shrubbery was in poor condition with emphasis on the main entry area near units 177 thru 180.
After some discussion Mr. Miller was directed to correspond with the owner of Unit # 172 and request the vine growing on the exterior of the townhouse be removed. Additionally Mr. Miller was directed to send out a notice to all homeowners informing them that it is their responsibility to oversee their workmen and contractors to insure that the common property is not damaged or defaced during construction work and that they will be held financially responsible for any damages or clean up efforts the association provides to return the property to good condition.
The Board then discussed the painting of fences. It was decided by unanimous vote to change the color palette to include the painting of fences if desired a natural cedar color or to match the color of the residence siding or trim.
There being no further business to discuss, upon unanimous vote the meeting was adjourned at 9:15 P.M.
