This correspondence is being sent to you in an effort to provide you with information concerning the storm damages that occurred Thursday evening March 29, 2012.

The Association has already filed a damage claim with our insurance company. The Board of Directors met with the insurance agent concerning the damages that were incurred. The agent informed the board that we have insurance coverage for storm damage of the nature we experienced. The Association’s insurance should take care of the majority of the exterior damages to the townhomes. This would include broken windows, skylights, siding, and roof damage caused by the storm. Interior damages will be more limited and will be reviewed on a case-by-case basis. It is anticipated that most Interior damages will be covered by your individual insurance policies.

As a homeowner the first thing you should do is to protect your property from any further damage. Additionally you do need to immediately contact your insurance company and file a claim for Interior damages. The Association in an effort to assist you has hired a contractor to seal up any skylights and windows that were broken all of the way through. If you have damage to your interiors or water infiltration, you need to protect your property from further damage by drying up the water from floors and surfaces as well as have any wet carpets cleaned or dried out. Do not throw away any personal property that you wish to be covered by an insurance claim. Be sure to take as many photographs as possible of any damage you have experienced. Additionally please make a written listing of the damage you experienced itemizing any personal property that was damaged.

During the next week or so insurance adjusters will be present on the property to determine the scope of damage. If you have damage to the interior of your unit please contact Miller and Associates the property management company as soon as possible at 956-383-3712 or via our website e-mail portal at www.meadowood townhomes.org as we have a short time period to finalize our claim. Additionally someone will need to be available to show the insurance adjusters the damages you incurred. Please provide your contact information so that we are able to schedule these inspections.

If you do not wish to file a claim for your Interior damages or want to make the repairs yourself please be advised that the Association will probably be unable to assist you for any costs incurred. As many of you have experienced with insurance claims in the past, working out the details of an insurance claim of this magnitude will take some time and will be a trying experience. Please be patient as we are working diligently on this in an effort to do what is best for the Association and the homeowners. If you’re interior damages were insignificant or minor it may be more expeditious and easier to take care of those yourself. If you wish to make a claim on the Association insurance please do so as soon as possible.

We have already begun cleaning up the common areas. As you have seen the damage to our plants and trees is significant. At this time do not know what will survive and what will not. There is no insurance coverage for this damage.
